Important rules and guidelines
These Terms of Use govern the reservation and use of the property known as Villa Sole Opatija
(further in the text: "Villa", "we", "us"). By confirming a reservation, the guest
(further in the text: "Guest", "you") confirms that they have read, understood and accepted
these terms.
A reservation becomes valid only after we have confirmed it in writing
(by email) and after the required payment has been received within the specified deadline.
If the payment is not received in time, we reserve the right to cancel the reservation.
All prices are expressed in euros (EUR) and refer to the rental of the entire Villa per night,
unless otherwise stated. The price includes accommodation, use of utilities (water, electricity,
internet), bed linen, towels and final cleaning, unless different conditions have been agreed.
When making a reservation, an advance payment may be required. The remaining balance and
the security deposit are paid in accordance with the conditions stated in your confirmation
or offer.
Upon arrival, a refundable security deposit may be requested. The amount of the deposit and
the method of payment (cash or card) are stated in your reservation confirmation.
The security deposit serves as a guarantee for any damage, missing items, excessive
cleaning or breach of house rules. If no damage or breach is found after check-out,
the full amount of the deposit will be refunded. In case of damage, we are entitled to
retain the corresponding amount and, if necessary, claim additional compensation if the
damage exceeds the deposit.
Standard check-in time and check-out time are indicated in the reservation confirmation.
Early arrival or late departure is only possible by prior agreement and may be subject to
an additional charge.
Only the number of guests stated in the reservation is allowed to stay in the Villa.
Hosting additional persons or visitors for overnight stay without prior written approval
is not permitted and may lead to immediate termination of the stay without refund.
The Guest undertakes to use the Villa with due care and to follow all house rules listed
on the website, in the confirmation email, in the welcome book or displayed in the property.
Special attention must be paid to the use of the pool, outdoor areas, barbecue, electrical
appliances and air conditioning.
It is strictly forbidden to organise loud parties, events or any activities that could disturb
neighbours or violate local regulations on noise and public order. In case of serious or repeated
violation of the house rules, we reserve the right to terminate the stay without refund.
Parents and accompanying adults are responsible for the safety and supervision of children at
all times, especially near the pool, on stairs and terraces, and when using outdoor areas.
The Villa is not child-proofed and we do not accept responsibility for accidents resulting from
insufficient supervision.
Smoking is only allowed in the areas explicitly marked as smoking zones. If smoking is prohibited
inside the Villa, any violation may result in additional cleaning fees.
Pets are allowed only if this has been confirmed in writing in advance. Additional rules and
charges may apply. The Guest is responsible for any damage or extra cleaning caused by pets.
The cancellation policy is specified during the booking process and in your reservation
confirmation. By confirming the reservation you accept the applicable cancellation conditions,
including possible non-refundable amounts or deadlines after which cancellation is not possible
without charge.
In case of no-show or early departure, the full amount of the reservation may be charged,
unless otherwise stated in the confirmation.
We shall not be liable for non-performance or a delay in performance caused by events outside
our reasonable control, such as natural disasters, war, strikes, epidemics, government
restrictions or other force majeure circumstances. In such cases we will, where possible,
offer a change of dates or another reasonable solution.
The Guest uses the Villa and all its facilities at their own risk. We are not liable for any
accidents, injuries, losses or damage to property or personal belongings that occur during the
stay, except in cases of our proven gross negligence or wilful misconduct.
We collect and process your personal data solely for the purpose of managing reservations and
fulfilling our legal obligations. More details about the processing of personal data can be found
in our Privacy Policy.
These Terms of Use are governed by the laws of the Republic of Croatia. Any disputes that cannot
be resolved amicably shall be subject to the jurisdiction of the competent court in the Republic
of Croatia.
If any provision of these Terms of Use is found to be invalid or unenforceable, the remaining
provisions shall remain in full force and effect. We reserve the right to update or modify these
Terms of Use, whereby the version applicable at the time of booking shall apply to your
reservation.
